Appraisal

Helps your lender know that the value of the home matches the amount they are lending you.

The appraiser looks at the local market conditions, the neighborhood and it's amenities, and location.

They look at the age of the home, how many beds/baths, and what type of flooring. Have you made any upgrades? If so the appraiser needs to know. Leave them a list of anything new you have done. It takes the guess work out of the age of the roof etc. Not an exhaustive list of what they look at but it's an important step in your home buying process
